Certain houses
sell quickly while others may remain for months and even years on the market.
Generally when a house lingers on the market, your first instinct will tell you
to drop the asking price, but thats not always the reason why the house
isnt selling.
There are many reasons why houses are slow to sell
or sell at a lower market price. Macro issues include the economy, the number
of properties on the market, and the number of buyers looking to purchase
effect price; these issues are out of your control and there isnt much
you can do to change them.
Most of the time when a property is not
selling for its potential value it is usually because the marketing efforts are
not working. Marketing is something that can be controlled and that is why you
need a well qualified Broker to represent your interests.
As the owner
of the property you can definitely affect the sale by making your property
ready for a showing. The way the house is presented and shown to potential
buyers is extremely important.
- You have to be in tune with what the buyers are
looking for. Most potential buyers want a house that is finished and ready to
move into. The money and time you spend to fix up a property is well worth it,
and it shows in the sales price. Those buyers looking for the fixer
uppers are also looking to make low offers.
- Take a look at your home as if you were the one
that was going to buy it. What details would you want fixed? You should get
your home in the best possible condition for the potential buyers and notice
things like painting, new carpets, window coverings, and other cosmetic
damage.
- Its a good idea to have a professional
inspection of your house before the potential buyers have their own inspection.
That way you are not startled by any hidden, unsuspecting damages that your
house may have. If you leave it up to the buyers to have their own inspection
and they find costly damages, it allows the buyer to have negotiating power.
You must make sure your property is readily
available to show to interested buyers. It may be an inconvenience sometimes to
meet a buyers' schedule, but when a buyer makes a decision to purchase a
property you need to make it easy for them to buy yours. |
